Set within the peaceful grounds of Birchwood Farm near Goathland, Catkin Cottage brings together the best of farmhouse living with a bold, design-led twist. There’s a sense of space and openness, with sweeping views stretching across the hills and down towards the lake.

Inside, the cottage feels warm, welcoming and full of personality. The open-plan kitchen, dining and living space is a real highlight – generous in size and beautifully styled, with a striking blue kitchen and bold red range cooker creating an eye-catching centrepiece. Exposed beams, original woodwork and colourful wallpaper add depth and interest, while the large dining table and relaxed seating area make it a space designed for slow, sociable living.

A separate lounge offers a more intimate place to retreat, with deeper tones, soft lighting and a log-burning stove creating a cosy, relaxed atmosphere. Large windows and doors open out onto the landscape beyond, drawing in natural light and keeping you connected to the countryside.

Upstairs, the bedrooms continue the same thoughtful approach to design. The master suite is calm and inviting, while the second bedroom offers a flexible and characterful space – ideal for couples, friends or families. Every detail feels considered, yet the overall feel remains easy, relaxed and stylish.

Outside, the cottage enjoys its own garden space, framed by stone walls and opens to uninterrupted countryside views. A simple bench offers the perfect spot to pause with a coffee or a glass of something chilled, soaking in the peace and stillness of the setting.

Guests at Catkin Cottage also have access to the wider Birchwood Farm grounds. A short walk brings you to the lake, where a rowing boat awaits for gentle afternoons on the water. Living Space

The open-plan kitchen, dining and living area is the heart of the cottage – spacious, sociable and full of character. The striking blue kitchen is centred around a Rangemaster induction range cooker, with everything you need for a comfortable stay, including an AEG integrated fridge freezer, AEG dishwasher, NEFF microwave, handheld food mixer and food scales. A Bosch washer/dryer is neatly tucked away in a walk-in cupboard, along with an iron, ironing board and VAX vacuum cleaner.

The dining table sits at the centre of the space, perfect for long breakfasts and relaxed suppers, while the adjoining seating area offers a comfortable place to unwind.

The separate lounge provides a more intimate setting, with plush seating, an LG TV and a Little Thurlow wood-burning stove creating a cosy atmosphere for evenings in. Large windows and doors allow light to pour in while framing the surrounding countryside.

Bedrooms

Upstairs, two beautifully styled bedrooms offer a restful retreat. The master bedroom features a king-size bed and enjoys lovely countryside views, along with an en-suite bathroom.

The second bedroom is a spacious and flexible twin room, with two single beds that can be configured as a super king, along with an additional truckle bed if needed.

Both bedrooms are thoughtfully designed with original features and are equipped with hairdryers for added comfort.

Bathrooms

On the ground floor, a convenient WC with basin is located just off the entrance area.

Upstairs, the master bedroom benefits from its own en-suite, complete with a basin, toilet and walk-in rain shower, finished with bold tiling and thoughtful details.

The main bathroom sits on the landing next to the twin bedroom and is a standout feature of the cottage. Beautifully styled with floral wallpaper, panelling and an exposed beam, it features a freestanding bath with a shower attachment, along with elegant lighting and a statement mirror – a perfect space to unwind at the end of the day.

Outside Space

A short walk brings you to the peaceful lake, where you can take out the rowing boat or simply sit and enjoy the stillness. Guests also have access to a shared store with bikes, cricket bats, outdoor games and fishing equipment, making it easy to explore or keep entertained. A nearby log store means you can help yourself to wood throughout your stay, ensuring the fires are always ready for cosy nights in.

Exploring

From your doorstep, you’re perfectly placed to explore the very best of the North York Moors. Head into Goathland for a slower pace of life, with its village green, tearooms and links to the North Yorkshire Moors Railway. Follow woodland trails to Mallyan Spout Waterfall or set out across the open moorland for longer walks.

Nearby, you’ll find the beautiful Mallyan Spout Waterfall, accessed via scenic woodland walks. The village itself is home to favourites such as The Homestead Kitchen and Goathland Tea Rooms, while the North Yorkshire Moors Railway with its beautifully preserved Victorian station famously used as Hogsmede in the first Harry Potter film offers a nostalgic way to explore the area.

Further afield, the coastline beckons, with Whitby, Sandsend and Robin Hood’s Bay all within easy reach, alongside endless walking routes across the moors.

Two dogs no bigger than an average Labrador are welcome at Catkin Cottage, making it an ideal base for countryside adventures with the whole family.
