Set within the rolling landscape near Goathland, The Farmhouse at Birchwood Farm is anything but ordinary. From the outside, it’s every inch the classic country home – stone walls, a red-tiled roof and a sense of history that sits comfortably within its surroundings. Step inside and it’s full of character, with bold colours and playful design bringing the space to life.

Each room has been thoughtfully designed with its own personality, blending traditional farmhouse charm with bright colours, patterned wallpaper and quirky details. From the moment you enter through the boot room, with its vibrant interiors and practical touches, there’s a sense that this is a property designed to be enjoyed.

The spaces unfold generously, offering room to gather, retreat and simply be. The kitchen and dining room is the heart of the house – a joyful, welcoming space with floral wallpaper, colourful cabinetry and a large table made for long, sociable meals. A wood stove adds warmth, while the bay window frames views across the gardens and beyond.

Beyond the house itself, guests have access to The Burrow – a separate games room designed for fun and downtime. The wider farm offers even more to enjoy. A short walk brings you to a peaceful lake, where a rowing boat waits for slow afternoons on the water. There’s a shared store with bikes, cricket bats and outdoor games, as well as fishing equipment for those who want to make the most of the setting. A nearby wood store means you can help yourself to logs throughout your stay – perfect for cosy evenings by the fire.

Living Space

The Farmhouse offers a variety of spaces to suit every moment. A practical and beautifully styled boot room leads into a generous utility and prep area.

At the heart of the home is the kitchen/diner. It is both striking and sociable, centred around a Rangemaster Elise induction range cooker and a large dining table made for long, relaxed meals. A Salamander wood-burning stove adds warmth and atmosphere, while the space is fully equipped with everything you might need, including an AEG dishwasher, Kenwood microwave, handheld food mixer, food scales, a large Kaiser Empire French door fridge freezer in the utility kitchen, and an additional under-counter fridge in the main kitchen.

A separate utility area provides further convenience, with an AEG washing machine, AEG tumble dryer, iron, ironing board and a Henry hoover.

The lounge is warm and inviting, with velvet sofas, exposed beams, a Stovax Huntingdon wood burner, LG TV and even a piano for relaxed evenings in. Meanwhile, the garden room provides a lighter, more tranquil setting – a space filled with glass and uninterrupted views across the lake and countryside, ideal for reading, working or simply slowing down.

Bedrooms

Five beautifully designed bedrooms are set across two floors, each with its own unique feel and carefully considered details. On the first floor, you’ll find a spacious master suite (with a super king bed), alongside a flexible room that can be arranged as twins or a double, and an additional double bedroom.

Upstairs, the character continues with a charming four-poster bedroom tucked beneath the eaves and a further twin room. All rooms enjoy lovely countryside views, and each is equipped with a hairdryer for added convenience.

Bathrooms

The Farmhouse offers a mix of bathrooms across the property. On the ground floor, there’s a convenient WC off the boot room.

The first floor features a standout family bathroom, complete with a freestanding bath, twin basins set within a large vanity unit, and access both from the landing and the master bedroom. A separate shower room with a walk-in rain shower serves the remaining bedrooms on this floor.

On the top floor, a further shared shower room with a walk-in rain shower, basin and toilet serves the two bedrooms, all finished with bold tiles and thoughtful design touches.

Outside Space

There’s plenty to enjoy without even leaving the farm. The surrounding grounds offer space to roam and unwind, with expansive gardens and thoughtfully placed outdoor seating to make the most of the setting. The farmhouse garden is well-equipped with teak furniture, including a dining table and chairs, a two-person bench with side table and sun loungers – perfect for slow mornings or long, relaxed evenings outside.

A short walk brings you to the peaceful lake, where you can take out the rowing boat or simply sit and enjoy the stillness. Guests also have access to a shared store with bikes, cricket bats, outdoor games and fishing equipment, making it easy to explore or keep entertained. A nearby log store means you can help yourself to wood throughout your stay, ensuring the fires are always ready for cosy nights in.

Exploring

 Birchwood Farm sits just outside the village of Goathland, a much-loved spot within the North York Moors National Park. Known for its sweeping moorland, heritage charm and as the filming location for Heartbeat, Goathland is a village that feels both nostalgic and quietly vibrant.

Nearby, you’ll find the beautiful Mallyan Spout Waterfall, accessed via scenic woodland walks. The village itself is home to favourites such as The Homestead Kitchen and Goathland Tea Rooms, while the North Yorkshire Moors Railway with its beautifully preserved Victorian station famously used as Hogsmede in the first Harry Potter film offers a nostalgic way to explore the area.

Further afield, the coastline beckons, with Whitby, Sandsend and Robin Hood’s Bay all within easy reach, alongside endless walking routes across the moors.

Two dogs no bigger than an average Labrador are welcome at Birchwood Farmhouse, making it an ideal base for countryside adventures with the whole family.
