Next Door is a luxurious barn conversion in the heart of the pretty village of Sand Hutton just 8 miles from the historic City of York. Owners Karen & Adam have a keen eye for design which can be seen in the thoughtfully and creatively styled interior. Their attention to detail and passion for providing the very best experience for guests makes Next Door a country retreat you will want to come back to, time after time.

This two bedroom, two bathroom barn has plenty of space for friends and family, it can sleep a family of up to five with a maximum of four adults. Everyone is made very welcome, children and dogs are well catered for. Outside you have your own private courtyard and access to over an acre of garden and woodland, including den making, mud kitchen and a campfire in the woods.

It’s the kind of place that gives you that special feeling you get when you arrive somewhere and think, this is going to be good, very, very good!

Just 8 miles from the historic City of York and by car the Howardian Hills Area of Outstanding Natural Beauty are just 10 minutes away, the North York Moors National Park 30 minutes and the Yorkshire Dales National Park and the Yorkshire coast are both within an hour’s drive away.

The Garden Shed & Next Door

Nestled on the same site at The Old Forge York are both this property, Next Door and The Garden Shed, a smaller 1 bedroom property for two. They can be booked together to provide accommodation for up to 7 people on the same site. Perfect for a few friends or for extended family!

PROPERTY DETAILS

Living Space

Entering through the front door into the lobby, there’s plenty of space for muddy boots and coats. Leading through into the main living area of the Barn you are greeted with a warm, beautiful, luxurious space with an easy, laid back vibe.  Sink into the huge, squishy, comfy sofas by the log burner, perfect for kicking back and watching movies or catching up about the days adventures.

Kitchen & Dining

The kitchen is a cook’s dream, beautifully crafted and well laid out with everything you need for cooking up a breakfast treat or a hearty supper, the dining area is open plan so the cook can join in the chit chat too. From the kitchen open up the Crittall style doors to the private courtyard, a suntrap in the warmer months, perfect for al fresco dining or for simply relaxing with a glass of something chilled. There is even a fire pit for toasting marshmallows too!

Terrace Suite

From the main living space the bedrooms are accessed from the rear hallway, beautifully decorated gallery walls featuring interesting pictures and prints.

The Terrace bedroom is decorated with a soft, gentle colour pallette,  it has a lovely dressing area and french doors to the terrace, the perfect retreat.

This room has its own en-suite bathroom too.

Library Suite

The Library suite is a real treat,  exquisitely furnished, it features a super king or can be arranged as two singles, there is a little library here too, and a sofa for when you want to sneak away and have a quiet read.

For families, there is also the option of an additional child’s tent bed, little ones will love the adventure of sleeping under canvas, with swallows and amazons style wallpaper all around, perfect for little imaginations and dreaming of adventures.

Terrace & Gardens

The private terrace can be accessed from the kitchen and both bedrooms, it has pretty plants and garden furniture for relaxing or al fresco dining. There is also a BBQ.

Through the gate lies the owners garden with expansive woodland, a wonderful outdoor space. The chickens (aka The Barbaras!) have their own spot tucked away, they’re friendly girls, if you would like to know more you can arrange a Hen Keeping activity with Karen the owner. Also on offer are Bushcraft and forest school activities which be booked with qualified instructors, Den Building & Bug Hunting, Desert Island Survival or how about a Campfire Cookout! Dogs

Honesty Shop – in the barn on site with logs for sale, as well as beautiful frozen croissants for an easy breakfast in bed,  fresh produce and chilled Chef prepared meals. As well as fabulous ice cream from a local farm in Grassington.

Milk can be delivered to the property by the local milkman as well as your daily newspaper too.

Bushcraft and forest school activities can take place in the garden, book in advance.

Cycles available, free of charge, for you to use during your stay to explore the local area.

An initial supply of logs is provided in the property, more are available in the honesty shop or can be bought locally.

THE LOCAL AREA

Sand Hutton is a small rural village eight miles from the City of York on the edge of The Yorkshire Wolds. The historic city of York is just 8 miles away with all of its history and museums to explore, with a bus stopping just by the property for easy access into the City.

Head to the Howardian Hills AONB and visit Castle Howard, home of Brideshead Revisited. The majestic North York Moors National Park is 20 miles and a little further, 35 miles, to the Yorkshire Dales National Park.

The rugged beauty of the North Yorkshire Coast is just 45 miles to Whitby and the famous smugglers village of Robin Hood’s Bay virtually unchanged for centuries.
